A decade ago, we were exactly where many real estate investors are today—overwhelmed, inefficient, and stretched thin. Our early success was deceptive; despite closing 165 deals in our second year, the business was barely hanging on. We relied heavily on a narrow range of marketing strategies, lacked any real management systems, and were confined to a single exit strategy.
Faced with the risk of burnout, we chose to reset. In just 90 days, with guidance from a top-tier coach, we overhauled every aspect of our operation—from CRM systems and marketing tactics to recruitment and KPI tracking.
We transformed our chaotic startup into a streamlined machine that now locks in, wholesales, and rehabs over 20 deals monthly, generating millions in revenue each year, all managed virtually without our constant hands-on involvement.
We’ve since turned these hard-earned insights into a methodology that’s not just scaled our business, but has also helped numerous other investors do the same. Our training doesn’t just cover theory; it’s built on data-driven strategies proven to work in today’s market.

Our Beginnings
Tiffany grew up in a small farm town in Northwest Ohio, the oldest of four siblings with two sisters and a brother. She attended the University of Toledo, where she studied Marketing & Sales, and spent a decade working in the Oil & Building Materials industry after graduation.
In 2017, her younger brother, then a high school senior, was diagnosed with cancer. Tiffany made the difficult decision to leave her career to return home and care for her family.
The week she moved back, fate stepped in, and she met Josh in Toledo, Ohio. Josh was a student-athlete, playing football at the University of Toledo while pursuing a degree in Civil Engineering. (Tiffany likes to joke that she’s a “Puma,” not a cougar, since she’s not 40 yet!)
Their connection was instant. After just a few months of dating, they fell in love and got engaged a year later. As Tiffany began to grow her rehabbing business, Josh left his job in commercial construction to join her in managing the construction side of the business.
Her brother’s year-long battle at Children’s Hospital, fueled Tiffany’s determination to grow her business. She wanted to ensure she had control over her time, allowing her to be there for her family whenever they needed her. Today, her brother is cancer-free, a survivor who inspires their journey.
In 2019, Josh and Tiffany got married and have since welcomed two beautiful daughters into their lives. Josh, who proudly embraces his role as a “girl dad,” shares Tiffany’s love for boating, fishing, and spending time with their family. Boating is their number one hobby—a passion Tiffany developed from her childhood summers spent at her family’s cottage on Lake Erie. Recently, they fulfilled a long-held dream by purchasing a cottage right next to her parents’ place, so their kids can enjoy the same cherished experiences.
For the High family, life is about building a thriving business, creating memories on the water, and traveling together as a family. Their story is one of resilience, love, and the pursuit of dreams—both in business and in life.
That first year of them getting into real estate they flipped around 30+ houses. The 2nd year in business they switched fully to wholesale and sold over 165 houses (BIG MISTAKE, but she tells the story on this later)
After their business crashed that 2nd year they went into our 3rd year building from scratch every SOP, every process, hired a sales mentor and built their scripts from scratch and have done over 300 flips/wholesales since then…
Collectively, they used their corporate training backgrounds to implement strong systems, recruiting, onboarding, training and leadership into building a well-oiled phone sales floor.
They consistently do $3 million+ in revenue with over 40% net margins on their flipping and wholesaling business.
And they built Results Driven REI where alongside their team, they teach other experienced and novice real estate investors how to build, stabilize then scale teams the right way.
None of that came overnight!

The Three Steps of How We Built an Acquisitions Machine
Method One: The One-Man-Show
In the beginning, we operated like many new investors—doing everything ourselves. This method can be profitable, but it often leads to burnout and caps your growth potential. You’re stuck managing every aspect of the business alone, with no time freedom and constant stress.
Method Two: Becoming the Manager of a Small Team
As we grew, we realized that having a team allowed us to dramatically increase our deal flow. With an acquisitions team in place, we could lock up 10+ deals a month, far surpassing what we could do on our own. However, this method still required us to manage the day-to-day operations, limiting our time freedom.
Method Three: Becoming a Leader of a Self-Sustaining Team
The ultimate transformation came when we transitioned into true leadership. We built an acquisitions machine with streamlined systems, scalable sales processes, and a disposition arm that maximizes profits. With the right leaders in place, we no longer needed to be involved in the daily grind. This is the method that allows you to achieve consistent deal flow, scale your business, and gain the freedom that likely drew you to real estate in the first place.
